We have been living at Sanctuary of Lake Villa for almost 2.5 years, and it has truly been a fantastic experience. This community offers everything a family could ask for — comfort, safety, and a well-maintained environment that meets all our needs.

The maintenance team is exceptionally prompt; any issues, whether big or small, are addressed almost immediately. The level of service and communication is outstanding — always personalized, professional, and heartfelt.

The community grounds are perfectly maintained, creating a clean and inviting atmosphere perfect for walks, whether alone or with a pet (and yes, it’s 100% pet-friendly!). Two big loops around the property add up to a perfect mile, which is a great bonus for those who enjoy walking or jogging. Additionally, the on-site amenities, such as the gym and pool, are more than just a nice bonus — they help keep us active and ensure the kids stay engaged during their school summer break.

Overall, we couldn't be happier with our home at Sanctuary of Lake Villa and highly recommend it to anyone looking for a welcoming and well-managed community.

So many good things overall. Nice manager but unresponsive. Or ignoring issues. My unit was ground floor and several days each week filled with car and truck exhaust fumes. Nothing was done by the management. I'm moving to get away from exhaust fumes. Nice people in office but really stupid. They never put air quality sensor. They did absolutely nothing. I was exposed to exhaust fumes daily. The complex has a deisal tractor on site. If you want clean air don't go there. 2 years being exposed to crappy air pumping into my vents and windows.

We moved from MA and had to do the application process online and they were so helpful when we ran into technical issues. They made sure to help us get our application done and processed so we could still move in on time. All the staff were so helpful & kind and the apartments are beautiful and quiet! They even gave us a little goodie bag when we moved in. Definitely recommend!

I have lived at a few apartment complex in lake county and can share that the sanctuary of lake villa is not as professional as others.

The background and credit check was not performed on me, not sure why? There was frequent police activity, once they asked if I knew one of the tenants they were looking for.

The application process is standard, cost is standard. There is one demand that is not in your best interest: They require you to put the apartment complex on your renters insurance as a rider. Most insurance companies won't do this, but don't worry, they will recommend a local insurance agent who will.

The maintenance process is nice until you actually need something. They fired the one maintenance person, and we went without maintenance for 2 week. The fridge/freezer pictured was constantly repaired as the defrost cycle never worked. Needless to say this place works reactively.

There s a major problem with raccoons. If you enjoy night walks this is not a good place.

The garbage is not picked up as frequently as they should. Maintenance dumps all their construction trash in the public garbage, then we get letters from the office to walk are trash to another complex. They do not pay for more frequent pickups.

Maintenance parks their leaking construction equipment onsite. Mind you, there are protected waters nearby and they have a leaking boom lift parked feet away. It's also an eyesore.

You are assigned 1 parking spot per tenant, the parking lines are not visible. The parking lot is overdue for paving.

Air conditioner was original, I had mine repaired several times.

The gas fireplace never worked.

The entry doors to your complex are not secured. They do not give you a physical key to you apartment, you use smart locks. If you ever forget your phone and you lock the door, you'll be left with trying to figure out a way to contact the front office to get into your apartment.

I could go on. I would seriously recommend you look at other places in Gurnee. This place is not like it used to be, and maybe one day new owners will bring it back to it's prime.

*Update 08/15/23

Gary Bushman and his team have attempted to collect duplicate rent. This case was resolved via litigation and the collections attempt failed. My credit has been restored, thankfully with no impact to me. Gary attempted to collect a full months rent, when a relet agreement was signed and moved in mid-month. Gary deposited the final rent payment check and submitted a collections attempt for whatever amount he desires.

Please beware of this complex, Gary and his team are not in the best interest of it's tenants.

I waited long to write this review because i always want to be honest and honestly this place is blink of a paradise for me and my husband and our 2 kids its so calm and relaxing we have known these appartments for long time since my both SIL were living here with their husbands, we would always visit them and we always said how calm their place is specialy having all the luxuries like gym and pool opened and saved for kids to have great evenings and small get together with your family at their family hall its so cozy 😙 we love the view from our appartment which we can see from both the rooms and kitchen 😍 i attached some photos in the end i would love to mention that the managment is so great and helpfull 😊

Nice, quiet apartment with great views. Common areas are well kept and locks on the main doors of the building provide added security. The office staff are always very friendly and helpful. We had to move sooner than expected and they were able to get our apartment rented to a new tenant which was much appreciated. I would definitely recommend these apartments to anyone looking in the area.

We have lived here for five years and have really enjoyed the lovely grounds, pool and clubhouse. The apartments are spacious and well kept up. And have made many good friends. The landscaping is gorgeous. And maintenance has been very receptive to our requests.
