The last two years at these apartments have been an overall positive experience. I am shocked at the value for how much rent costs! I was in a 2 bed / 2 bath and used the second room as a home office - it was perfect! There was property management change last year, so they seem to be still transitioning and working out kinks in communication which seems common in my experience with apartments. If you love privacy and nature, I highly recommend a unit toward the back of the complex facing the woods. Lots of kudzu and a resident barred owl. No issues with bugs, maintenance is very attentive, parking plentiful, and neighbors keep to themselves. Love that food trucks come on a regular basis too! Only one issue with car break ins while I was there and it was when the gate was broken. It seemed like an anomaly because it feels very safe otherwise. Only issue I had to report was marijuana smells coming into my apartment through the dryer vents from neighbors - also would get pretty strong outside. Once reported, the leasing office did what they could about it which I appreciated, but you can only control so much in a shared space. If I didn’t buy a house I would have renewed my lease here. Great value, feels and location!

Wifi is terrible, the service has been inoperable since installation. My roommate works from home and we both take classes which we have been unable to do as of late. The cost of the wifi is mandatory and cannot be opted out of. We have contacted the front many time about a solution

I have lived here for almost a year and at first it was amazing. I love the people who both live and work here. The area is so conveniently located and the grounds are well maintained. It really is a great place to live. Recently though there have been a lot of changes such as electronic locks, a weird kitchen dimming light, and new mandated wifi.
I originally like this place because it was just really cute apartments in a nice place but all of these changes are I think too quick without a real reason. I personally am fine with a key and hate messing up the numbers when trying to get into my apartment. The kitchen dimming light is also unnecessary and the light levels will change on their own randomly and you have to stand there holding the button rather than flicking a switch. And please don’t get me started on the new wifi.
These are all petty things to some but problems I’ve spoken about with other residents sharing the sentiment that these things could’ve been left alone. This is by no means an attack on the people who are in the offices day in and day out, they are truly as amazing as the other reviews claim. I think it’s the higher ups who have no connection to the community making weird decisions.

I enjoy living here on this property. The office is great, maintenance takes care of any work orders I may have in a timely manner. The tech Deshawn is very professional and kind, actually the whole maintenance team is great.

Decent bang for your buck considering the area. ~$150 of gotcha fees in addition to the base rent. Maintenance was always a positive experience. However, many residents smoke weed in their apartment and there is no accountability from management. If you decide to live here be prepared to deal with some low IQ individuals at the leasing office.

Further updating. At this point, I would give 0 stars if I could. Im also deleting the pictures that went with my original 5 star review since they would now be misleading. Ive added images that better reflect current reality.

Somehow, this company just keeps getting worse. Customer service and management are the worst Ive ever experienced.

Valet trash service misses days and spills trash, new lock/thermostat system is inefficient, pool was so filthy they closed it, gym is outdated and dirty, buildings are filthy, and theyre pretty much letting anyone live here so we get loud music, fights, weed, trash, broke down cars. We pay for pest control but it's non existent now. All while prices and fees go up.

My favorite part is that when I tried to bring up concerns I was pretty much told to move if I didnt like it here. They dont care to retain their residents.

Unfortunately, I have to update my review to reflect the current conditions.

Management changed and nothing they've done has been for the better. Amenities, buildings, and landscaping used to be well taken care or, even if they are older. They still do leaf blowers but that's the extent of "landscaping" and ground maintenance. Stairwells and buildings are covered in debris from valet trash, stains, dirt, and spiderwebs everywhere. Dog park is covered in dog feces and smells terrible. Gym equipment is dirty and/or damaged. Grills are damaged and outdoor common area has no working electricity so, no light after 6pm. I reported this months ago and they never fixed it so area is unsafe (dark) and unusable.

I don't mind that the buildings are older and outdated but they need to be well-kept to justify the cost. Especially since they are adding fees and changing up the systems. I'm sure they'll try to up rent significantly as well.

Worst part is that the spectacular customer service is no longer. Calling in for any reason is met with grumpy, unhelpful, and dismissive responses.

Pretty disappointed since I was happy living here for over a year before things went downhill quickly. I hope they figure out a way to turn it around, they are a long way from anything "high-end" as they claim on the website.

Honestly, the smoothest, most pleasant application and move-in process I've experienced in ~15 years as a renter. Leasing agent, Joey, was a dream to work with - friendly, professional, thorough. I've only been here about a week can see the grounds are well maintained, amenities are available and well-kept, it's quiet... Happy I chose this place.

I toured this apartment community and felt it would be a decent choice based on the location. I asked the leasing agent about things that would disqualify my application. I did this, because their application fee is $400.00 to be exact. I read through the application paperwork thoroughly, which stated if you have a past bankruptcy you would be a part of a guarantors program, basically meaning you would pay a higher deposit. The paperwork in no way, listed this as a disqualifier and specifically states it as a qualifier for the guarantors program. I move forward with the application, because I met all other standards. I have a credit score well within range even with the bankruptcy. I have a impeccable payment history for the last three years with my current property manager. I have an impeccable payment record for the prior four years with my prior property manager. I make well within the income range for the apartment that I was applying. I am not upset about the decision, not to rent to me because of my prior circumstances. I feel it was predatory to take my application fee, knowing that that was a disqualified strictly due the bankruptcy, although in the application, it addresses it as a non-disqualifier. Had they been more transparent, I would’ve never applied. I would not rent here with these practices. I’m writing this review for someone who might be using their last $400 to apply here and may have something like this on their record. I am fine, it is not a loss, I just want to help. I have another luxury apartment community that did approve me and I will be moving soon. But, I feel like they should have been more transparent. Apartment communities have become very predatory with financial practices. Even considering the implementation of some of the community fees I am seeing while apartment hunting. Do your research!!
